Over the past decade, Escambia and Santa Rosa Counties have seen significant shifts in home values, inventory, and buyer behavior. Whether you're buying your first home or preparing to sell, understanding where the market stands (and where it’s going) is critical to making smart decisions.

Santa Rosa: Median sales price climbed from ~$176K in 2015 to ~$348K in 2025
Escambia: Median price increased from ~$138K to ~$293K over the same period
Home values have nearly doubled in both counties, with the most aggressive growth seen from 2020–2022. Since mid-2023, prices have begun to level off, suggesting a market correction and a return to sustainable growth patterns.

After bottoming out in early 2022, inventory has steadily grown. Escambia now has 2,193 active listings (up 21.3% YoY), and Santa Rosa shows similar recovery. This uptick offers more choices for buyers as inventory levels return to historic norms.

In 2022, homes were flying off the market in under 10 days. Fast forward to mid-2025, and median days on market has grown to 46 in Escambia and 49 in Santa Rosa. This signals a shift from the hyper-competitive pandemic-era market to one where buyers can breathe, and sellers must be strategic.

Price per square foot in Escambia is now $178 (vs. $86 in 2015), while Santa Rosa commands $187. While these values remain high, they’ve stopped rising sharply, another sign of market normalization.

Closed sales have declined in both counties from their 2021-2022 highs. That doesn’t mean people aren’t buying. What it does mean is today’s buyers are more deliberate. If you're serious about selling, a focused marketing strategy and precise pricing matter more than ever.
